Which FAAC Models This Applies To

The parts that fail structurally on FAAC systems in Dallas are not motor internals; they’re the steel connecting the operator to the gate and the gate to the post. That means this page applies broadly across the FAAC residential swing-gate and slide-gate lines: the S418 and S450 swing operators, the 390 and 400 series, the C720 and C721 sliding-gate operators, and the older 750 and 844 lines we still see on Dallas properties built in the 2000s. The fork bracket on a 390 series is a different length than the one on a C720, and the hinge tab geometry on a welded residential frame varies by gate weight, not by FAAC model. Here’s where it gets useful for a Dallas owner: FAAC’s OEM brackets are generally well made, but on welded residential gates the weak point is almost never the FAAC part. It’s the weld beside it. A gate that weighs 600 pounds sitting on a 4-inch post in North Texas clay is going through freeze-thaw cycles every winter, and a weld with a hairline crack becomes a broken hinge within one season. In that case, an OEM bracket doesn’t solve the problem; a fabricated, reinforced mount does.   • The gate sags on the latch side but the hinges look tight. A cracked weld at the top hinge tab opens under load. The hinge bolt is fine; the steel around it is not. That crack widens every cycle until the gate leans into the post and the motor strains against the added drag.
  • The FAAC operator mounts are loose but the bolts won’t tighten. The bolt holes in the gate frame or post have wallowed out oval from the gate moving against a failed weld. Tightening the bolts just pulls the bracket deeper into wasted metal.
  • You hear the motor working but the gate barely moves, especially in one direction. The fork bracket or clevis pin has worn enough to create slop in the drive train. The motor strokes halfway before the gate starts moving, and the limit switches can’t compensate.
  • Fresh rust staining runs down from a hinge or bracket, with flaking metal around it. Rust colored runoff from the joint, not just surface oxidation on the face of the steel. That tells us the weld or the bracket has been cracked long enough for moisture to get inside the join.
  • The gate scrapes the driveway when it’s hot but clears when it’s cool. Thermal expansion of the steel frame plus a fatigued weld lets the gate drop in summer heat. Dallas sees 100-degree swings between January and August, and that movement eventually shears the weld entirely.

There’s a small set of things a Dallas owner can safely check: look for visible cracking at the welds, look for the gate hanging out of square, and check whether the FAAC bracket holes have gone oval. Identifying the failure is safe. Welding on a gate that weighs several hundred pounds is not. A gate under spring or motor tension can shift when a weld is cut, and a broken weld releasing mid-repair will take fingers or worse. That’s the plain version.
