Sometimes it’s simpler than that – the gate just looks crooked, tilted a few degrees at the free end, and the gap at the bottom is wider on one side than the other.

Here’s the thing about BFT hardware: the hinges and rollers are built well, but they’re not immune to Texas heat and clay soil movement. When a post shifts even half an inch, the hinge takes the brunt of it. When a roller bearing dries out in a Dallas summer, it seizes and then flat-spots. Neither is a catastrophic failure, but both get worse every week they’re ignored.

Which BFT Models This Applies To

BFT uses a fairly consistent hinge and roller design across their swing gate lines – the Deimos, the Kustos, the Phobos, and the older Rigel series all share similar mounting geometry, but there are two things you have to get right before ordering or installing anything.

First, the pivot pin diameter. BFT hinges come in two common sizes: 20mm and 25mm pin diameters, depending on the gate’s weight class. A 20mm pin will rattle in a 25mm receiver, and a 25mm pin won’t fit at all. The roller assemblies are more forgiving – most BFT-compatible rollers use a 60mm or 76mm nylon wheel on a steel bracket – but the bracket bolt pattern changed between the older Deimos BT A and the current Deimos BT A400, and the two are not interchangeable.

Second, the hinge offset. BFT gates designed for the US market often use a wider leaf offset than European-market versions, because the gate needs to clear a post-mounted operator arm or a photo-eye housing. If you measure the old hinge before replacement – leaf length, pin diameter, and the distance from the post face to the gate face – you won’t end up with a part that looks right but pushes the gate 3mm out of travel.

On the OEM-versus-aftermarket question: BFT’s factory hinges are good, but for residential gates in Dallas we’ve had equally strong results with aftermarket equivalents made from 304 stainless or hot-dip galvanized steel, as long as the pin diameter and bolt pattern are matched. The failure point is rarely the hinge body itself – it’s the bearing surface, and a quality aftermarket unit with a replaceable bronze bushing will outlast a sealed OEM unit that can’t be serviced. Signs Your BFT Hinge & Roller Replacement Is Failing

• The gate sags at the free end. When the hinge pin or bushing wears, the gate drops a few millimeters at the latch side. You’ll see a widening gap at the top of the latch post, and the gate may scrape the driveway on the swing arc. Cause: pin or bushing wear, almost always on the lower hinge, which carries more weight.
• You hear grinding or squealing during the cycle. That’s metal on metal – either a seized roller wheel that’s now dragging instead of rolling, or a hinge bushing that’s run dry and started eating into the pin. Cause: lost lubrication, or a bearing that’s been flat-spotted from a hard stop.
• The motor keeps tripping the obstruction sensor. As the hinge wears and the gate drags, the BFT operator reads the extra resistance as an obstacle and reverses. Owners often think the motor is failing, but the real culprit is usually mechanical, not electrical. Cause: increased friction from worn hinge or roller surfaces.
• The gate scrapes or catches on the post at one point in its travel. A bent hinge leaf or a worn roller bracket lets the gate shift side-to-side while it moves. You’ll see a fresh scratch or a polished spot on the post face. Cause: hinge leaf deformation, or a roller bracket that’s loosened from its mounting.
• The gate doesn’t close fully, or closes too far. When a hinge shifts, the gate’s closed position moves with it. The BFT operator’s limit settings stay the same, but the physical gate isn’t where the limit switch expects it to be. Cause: mechanical movement from a worn hinge, not an electronics problem.

Here’s what drives the range:

• How many hinges: single gate, most BFT setups use two hinges; double gates use four. More hinges, more labor.
• Pin diameter: 20mm parts are lighter and cheaper; 25mm pins cost more and usually mean a heavier gate that takes longer to set.
• Roller condition: if the rollers are still serviceable, we leave them alone. If they’re flat-spotted or seized, replacement adds about $45 to $110 per roller depending on wheel size and bracket style.

Replacing a gate hinge or roller is not a job that will electrocute you, but it will hurt you if the gate comes off its mounts while you’re underneath it. A residential swing gate weighs anywhere from 200 to 800 pounds depending on the material and size, and when the hinge pin is removed, that weight has to be supported or it will find the ground the fast way. We’ve seen owners prop a gate on a floor jack and a cinder block, and we’ve seen what happens when the block shifts.

What you can safely do on your own: check the visible hardware. Look at the hinge leaves for cracks or rust, spin the roller wheel by hand (with the gate in manual mode and fully supported) and feel for roughness, and measure the pin diameter with a set of calipers so you know what we’re dealing with. That information helps us bring the right parts on the first trip.

What you should not do on your own: remove a hinge pin on a gate that’s still attached to an operator arm, or attempt to shim a sagging gate without checking the post first.
