Sagging Double Swing Gate, Bent Top Hinge
The complaint was simple: the gate dragged across the driveway and the motor stalled at the halfway point. What we found was a top hinge pin worn down to about half its original diameter, and the top hinge had pulled 14 degrees out of plane, which is why the gate sagged at the free end. We replaced both top hinges with heavier-gauge weld-in units, re-squared the leaves, and reset the travel limits so the operator stopped throwing torque into a bind. The gate now swings with one finger and closes under its own power without groaning.
Slide Gate With a Dying Drive Chain
A slide gate in the Dallas area made a loud clank every time it reached the open limit. The drive chain had stretched to the point that it skipped a tooth on the idler sprocket, and two chain links were cracked through. We installed a new #40 roller chain, set the tension at roughly 1/4 inch of deflection at mid-span, and adjusted the open and close limit switches so the gate stopped where it was supposed to. The owner’s first words after the repair: “It sounds like a different gate.” That’s the job.
Underground Gate Motor Flooded After Heavy Rain
Dallas gets sudden heavy downpours, and underground gate operators without proper drainage become swimming pools. This motor was completely submerged by a storm. The capacitor had shorted, the control board was corroded beyond cleaning, and the motor housing had standing water in it. We replaced the operator, but the fix that mattered was on the drainage side: we added a gravel sump below the motor box so water would drain around and under it rather than into it. That’s the difference between a replacement that lasts and one that fails again in 18 months.
Broken Gate Post at the Hinge Side
The gate was leaning so badly it could not latch without lifting the entire leaf off the ground, which is how the bottom hinge eventually failed too. The hinge-side post had cracked at ground level, and the wind load over years had worked that crack wider until the post leaned six degrees off vertical. We cut the post at the base, set a new section of 4-inch square steel in concrete, welded the hinge tabs in place, and re-hung both leaves level. A post crack is not a cosmetic problem. We treat it like the foundation of the whole gate, because it is.
Photo-Eye Misalignment Stopping a Slide Gate Mid-Travel
This gate would reverse halfway open, so for three weeks the homeowner had to hit the remote twice just to get a car through. The photo-eye, the infrared beam that tells the gate something is crossing the path, was misaligned by roughly two inches. It registered the gate’s own shadow as an obstruction. We re-aimed both eyes, confirmed the beam closed the relay across the full travel path, and installed small sun hoods over the lenses to block glare that triggers false reversals in the late afternoon. The gate opens fully on one press now.
Panel Welding and Rust Repair on an Ornamental Driveway Gate
Water had found its way into the hollow steel pickets and rusted out the bottom welds where they meet the lower rail. Three pickets were loose enough to rattle with every open, and the bottom rail had pinhole perforations. We cut out the thin section of rail, welded in fresh steel, re-welded every picket base, ground the beads smooth, and applied a self-etching primer so the gate could be re-painted properly. You do not see the repair when it is painted. You hear it: no rattle, no vibration, no racking in the wind.
