FAAC Gate Installation in Dallas: What to Know First

We install, replace, and upgrade FAAC gate operators on residential and light commercial properties across Dallas. Most FAAC installations take one full workday once parts are on hand, and you get a written price before we set the first anchor bolt. That price covers the operator, the mounting hardware, travel limits, and a full safety check of the photo-eyes and force settings. If you own a FAAC unit that’s dead, noisy, or never worked right from the day it was put in, call us at (469) 299-5902 and we’ll tell you what we’d charge to make it right.

This page is for Dallas homeowners who already have a FAAC operator on the property, or who inherited one with a new house and want to know if it’s worth keeping. We’re an independent FAAC service provider, not an authorized factory dealer, which means we work for you, not a manufacturer’s warranty department.

How FAAC Products Fail - and How We Fix Them

FAAC builds genuinely good hardware. The motors, especially on the 400 and 750 series swing operators, are overbuilt for residential loads. But Dallas conditions find the weak points in every brand, and FAAC is no exception. Here are the five failures we see most on FAAC installations in this area.

  • Capacitor failure on the FAAC 391 and 400 operators. The 391 is a workhorse on small residential swing gates, but its start capacitor sits inside the control housing where Dallas heat gets trapped against a south-facing brick column. We see capacitors bulge and fail after four or five summers. The fix is a replacement capacitor and re-seating the housing gasket so it breathes. It’s a $40 part and 30 minutes of work before swapping the whole operator for $1,200.
  • Limit switch drift on the FAAC 750 and 770 sliding gate operators. These use magnetic limit switches mounted on a rail inside the housing. Over time, gate settling or a hard wind gust knocks the magnet out of position. The gate then slams into the end stop or reverses mid-travel. We reset the limits, torque the mounting screws, and photograph the final position so the next adjustment starts from a known reference, not a guess.
  • Water intrusion in the J355 control board enclosure. The FAAC J355 board runs a lot of Dallas swing gates. On installs where the housing was mounted flush against a wall without a drip loop on the conduit, rainwater follows the wire straight into the board. We replace the board when needed, but more often we fix the conduit, add the drip loop, and save the board. A new J355 board runs $400 to $600, so the conduit detail matters more than most people realize.
  • Photocell misalignment on double swing gates. FAAC setups with paired 391 or 400 operators use a shared photo-eye circuit. If one leaf settles even half an inch, the reflected beam at the close position breaks and the gate refuses to shut. This is the single most misdiagnosed FAAC problem we see: another company quotes a new control board, and the actual fix is re-aiming the photo-eye and adding a shim under the gate hinge.
  • Hydraulic pump seal weep on the FAAC 770. The 770 is a hydraulic operator, and on older Dallas installs we find a slow pump seal leak that drips onto the mounting pad. It runs for years like this, but it’s losing pressure and eventually the gate won’t move. We replace the seal, re-bleed the system, and document the fluid level and cycle time in the photo log.

Our FAAC Gate Installation Process

Our FAAC Gate Installation Process

Every FAAC job follows the same sequence, whether it’s a new install on a fresh gate or replacing a burned-out operator on an existing one.

  1. 1
We measure the gate, not the brochure. Gate leaf width, weight, wind exposure, and the condition of the hinges and concrete pad all go into the operator selection. A FAAC 391 on a 16-foot solid steel leaf is undersized, and we’ll tell you that before ordering anything.
  2. 2
We check the existing electrical feed. The best operator in the world won’t last on a 14-gauge extension cord buried by a previous homeowner. If the power run needs upsizing, we say so in writing.
  3. 3
We decide OEM versus aftermarket parts with you. For control boards and safety devices, we use FAAC OEM parts because the compatibility matters. For wear parts like capacitors and seal kits, quality aftermarket components often do the same job at half the price. We’ll show you both numbers and let you choose.
  4. 4
We install, set limits, and set force. The operator goes in, the gates are adjusted to close flush, and the entrapment force is set so the gate reverses on contact with a person, not a parked car.
  5. 5
We test, photograph, and hand you the record. Before we leave, you get a photo log of the install: the serial number of the unit, the limit positions, the force settings, and the wiring terminations inside the housing. That record is filed in your job history and means no future technician has to guess what was done.

What FAAC Gate Installation Costs in Dallas

Here’s what we charge on FAAC work in Dallas. These are written figures, not call-us-and-find-out numbers.

  • FAAC 391 swing operator installed on an existing gate: $850 to $1,200 depending on whether new photocells are required.
  • FAAC 400 swing operator, single leaf, installed: $1,100 to $1,600 including limit setup and force calibration.
  • FAAC 750 sliding gate operator installed: $1,400 to $1,900, with the higher figure covering a new safety loop or a power run over 50 feet.
  • Double swing gate with two FAAC 400 operators: $2,200 to $3,100 depending on gate weight and whether new hinges or a center stop are needed.
  • FAAC control board replacement (J355 or similar): $400 to $600 for the board, labor included when done as part of a repair call.

The range on any of these moves with two things: the condition of the gate itself and the length of the electrical run. If the gate is square, hung on good hinges, and the power is already there, we’re at the low end. If we’re also re-hanging the gate or trenching 80 feet of conduit, the price reflects that. You’ll see the number in writing before any work starts, and it won’t change at the end.

Call (469) 299-5902 and we’ll give you a firm number for your specific FAAC setup. The estimate is free and takes about 30 minutes on site.

Why Dallas Homeowners Call Vance Gate Repair Dallas for FAAC Work

Why Dallas Homeowners Call Vance Gate Repair Dallas for FAAC Work

Adrian Vance started in commercial access control in 2014, where a gate that wouldn’t open wasn’t an inconvenience, it was a delivery truck blocking a dock and a client calling the office. That work taught him to document everything: wiring diagrams, limit readings, part numbers, photos. We brought the same habit into residential gate service, and it’s what makes us different on a FAAC job.

Name what you found. Name what it costs. Name what you left behind. That’s the whole operating principle. You get a written price before we touch the gate, a photo log when we leave, and our 365-Day Done Right Promise behind every install. If it’s not right within a year, we come back and make it right at no charge.

We service nine gate automation brands, and while this page is about FAAC, we also work daily on LiftMaster, Mighty Mule, Ghost Controls, and DoorKing. That means we’re not going to steer you toward a new operator just because we only stock one brand. If your FAAC is repairable, we’ll repair it and say so in plain numbers.
