Which FAAC Models This Applies To

We service the keypads and intercoms tied to the most common FAAC swing and slide gate operators across Dallas: the 412, 415, 422, S450H, S700H, S800H, C720, C721, and the E045 and E124 control boards that drive them. The keypad or intercom on your property is not operator-specific in most cases. FAAC keypads generally speak a simple protocol over a 2-wire bus: the keypad sends a signal, the control board receives it, and the motor runs. That means a failed keypad can often be replaced with a compatible unit without touching the operator itself.

The gotcha: some older FAAC installations in Dallas used proprietary 5-wire keypads with a shielded ground. If someone replaced that with a generic 2-wire keypad without rewiring, you get intermittent failures that never make sense. We photograph the original wiring before we start so there’s a record if anything ever changes.

For the OEM-vs-aftermarket question: we install both, and we tell you the price difference before we order. A genuine FAAC keypad is not meaningfully more reliable for residential use than a quality equivalent like the DoorKing MicroCLIK or a Linear AK-11 wired keypad. We will not steer you toward OEM unless your specific board requires it, which some E-series boards do with encrypted rolling code.

Signs Your FAAC Keypad & Intercom Repair Is Failing

• Keypad accepts the code but the gate does not move. The keypad may be sending the signal; the failure is usually at the relay or the wire from the keypad back to the board. We test with a meter before condemning any part.
• Keys stick or need to be pressed hard. Dallas heat warps the membrane on flush-mount keypads. One good rain after that, and the contacts corrode. This is the number one failure we see on west-facing gates.
• Intercom rings but audio is garbled or one-way. The speaker and microphone share a small wiring bundle. Water intrusion at the outdoor station is the usual culprit, and once the transformer rusts, no audio repair will hold.
• The intercom indicator lights flicker, or the keypad backlight pulses dimly. This is low voltage at the device, usually a failing transformer or a corroded splice in a buried conduit. Not a device failure in the traditional sense, but it burns out the electronics if it goes unsolved.
• Gate opens on its own after the intercom is used. A stuck relay or a shorted call button can send continuous open signals. The part is the symptom; the cause is almost physical, not programming.

Our price is written and handed to you before we start, and it does not change unless we find a second failed part while we are in there, in which case we stop and bring you a new written number before continuing. That is the only way we work, and it is Clause 1 of the Haven Standard we operate under. The written quote includes parts, labor, and the old part returned to you if you want it.

Dallas-specific pricing driver: flush-mount keypads in stone pillars cost more to replace because the mortar has to be matched, and we typically charge an extra $30-$60 for that finish work. Surface-mount keypads on steel posts are the fastest installs.

DIY or Call Us?

Some of this is safe to check yourself. You can clean the keypad face with a damp cloth (not a pressure washer). You can check that the intercom breaker in your home panel is on, and that the operator still runs from the other controls. Those checks do not put you near low voltage or control wiring. A dead transformer or a loose wire inside the operator is not something to open and probe yourself if you are not familiar with low-voltage diagnostics. FAAC boards run on 24V, so they will not hurt you, but the capacitor bank on the motor side absolutely will. That charge does not care that you were only trying to find a loose wire.
